Fountains at Gateway Announces First Retail Tenant

JoZoara Coffee Shop Moving From Thompson Lane This Spring

MURFREESBORO, Tenn. (February 1, 2016) — JoZoara Coffee Shop has leased 1,600 square feet of retail
space on the ground floor of One Fountain Plaza, the 100,000-square-foot office building currently
under construction at Fountains at Gateway. JoZoara will be the first retail tenant to open in the new 31-
acre, Class A office and retail development when One Fountain Plaza is completed this spring,
announced Fountains at Gateway developer Scott Graby, president of Hearthstone Properties.

A popular coffee shop, café and caterer in Murfreesboro, JoZoara is known for its wide range of coffee
and non-coffee drinks as well as home-made breakfast, sandwiches, salads, soups and desserts. The
coffee shop also provides its own line of allergy- and vegan-friendly baked goods through its Handle
With Care brand. JoZoara recently earned top honors as the best coffee shop in Tennessee on
FlipKey.com’s Best Local Coffee Shops Worth Traveling For.

JoZoara will relocate from its current location on Thompson Lane, according to owners Dan and Jane

“We are truly excited about the move to Fountains,” said Dan Ogg. “Our new shop will open into the
main lobby of the office building and also onto Fountains Plaza where customers will have outdoor
seating. The location and amenities at Fountains offer us the opportunity to better serve our existing
customer base, welcome new business professionals and retail customers into our shop, and expand our
community outreach of weekly concerts featuring local musicians. We are also excited about the
community concerts and events on Fountains Plaza that will be hosted by Fountains at Gateway.”
The interior of JoZoara will feature a variety of seating options, local art display and “community wall,”
similar to its current location.

“We are working with the architect on the build-out to blend the best of our current features with new
options that will accommodate our growing customer base,” said Jane Ogg. “We are really enjoying the
opportunity to design this space with our own flavor, from the ground-up.”
Graby said Fountains at Gateway is attracting steady interest from regional and national office users as
well as local and regional retailers. The developer is taking a proactive strategy in selecting retail
tenants for the development.

“There are a limited number of retail spaces at Fountains, so we are approaching brands that we think
will be a perfect fit for the development,” said Graby. “Having an excellent coffee shop in our first office
building was at the top of our list, and JoZoara is the ideal brand with an established reputation as a
place to enjoy coffee and food while doing business or catching up with friends. The Oggs bring an
extensive customer following to Fountains as well as a stellar reputation for community outreach. We

About Fountains at Gateway

Fountains at Gateway is a 31-acre, Class A mixed-use development located at 1500 Medical Center
Parkway in Murfreesboro. When completed, the $80 million development will include 400,000 square
feet of office space in three office buildings, 70,000 square feet of retail in five free-standing buildings
plus street-level retail space in the office buildings, as well as a 100-unit apartment community and a
mid-size business hotel. Phase one of the development, which includes a 4-story, 100,000-square-foot
office building and an 11,000-square-foot retail building, is currently under construction and slated for
completion in summer, 2016.

Fountains at Gateway is developed by Hearthstone Properties, a Murfreesboro commercial real estate
investment company. The architect and contractor are H. Michael Hindman Architects and Solomon
Builders, respectively. Hearthstone is handling retail leasing and Janet Sterchi, Doug Ryan and Nikko
Sansone at Colliers are handling office leasing.
